HIGHEST AND BEST USE
STUDIES.
By identifying and interpreting the market forces that affect a specific
property in a local and regional context, the appraiser determines the property's
highest and best use.
SITE SELECTION.
In appraising any type of property, an appraiser describes and analyzes the land
or site.
CONSULT WITH DEVELOPERS.
In applying the income capitalization approach, an appraiser assumes that the
investor's ultimate objective is a total return that exceeds the amount invested.
RELOCATION.
We will assist in the relocation of individuals, housing and businesses Resulting
from government requirements due to noise abatement, new highway construction
or improvements and public housing downsizing or renovation.
REAL ESTATE MARKET ANALYSIS.
Market analysis provides an appraiser with information about current building
costs and market conditions for use in the cost approach. This information enables
the appraiser to make more accurate estimates fo the profit an entrepreneur will
expect and anyh economic advantage or obsolescence the property may have suffered
since its construction.

Ad
Valorem
"According to Value"... The assessed value of
property
is normally based on, but not necessarily equivalent to, its market value. |
Market
Analysis
The identification and study of the market for a particular economic
good or service. |
Site
Land that is improved so that it is ready to be used for a specific
purpose. |
ZONE
Zoning laws typically identify zones or districts where certain
land uses are permitted and others are prohibited. The broadest zoning categories
are residential (often indicated by R),commercial (indicated by C) and industrial
(indicated by I). |
